The median home price in the United States was $405,300 in 2025[1]. Against that number, a property listing abroad can look like a typo. In some places a small apartment or a modest house really does sell for less than $60,000.

The catch is that the cheapest listings tend to sit in smaller cities, older buildings, or regions away from the tourist strip. Rules for foreign buyers also differ a lot from one country to the next. The seven countries below all have documented entry points under that price, though each comes with its own limits.

Bulgaria

Bulgaria is still often called the cheapest property market in the European Union, though the gap is closing. Sofia is no longer a bargain: average residential prices reached about EUR 2,500 per square meter in Sofia in February 2026[2]. The country also adopted the euro on 1 January 2026[3], so listings are now quoted in euros.

The sub $60,000 homes are mostly inland. One 2026 estimate puts a realistic entry range at about €35,000 to €70,000, which usually buys an older 40 to 55 square meter apartment in Ruse, Pleven or Stara Zagora[4]. Rural areas go lower, with one analysis listing €18,000 to €39,000[5] for homes in the countryside. Anyone eyeing a house with land should check the rules, since foreign buyers can own buildings, although land ownership rules may vary[6].

Albania

Albania has moved quickly from overlooked to heavily discussed. Prices in Tirana and on the southern coast have climbed, yet the secondary cities remain affordable. Shkodër, Fier, and Elbasan offer the most budget friendly options at €600 to €1,200 per square meter[7].

Some listings are lower still, with Shkodër at €500 per square meter and Korçë at €600[8]. At those rates, a 50 square meter apartment can land comfortably under the $60,000 mark. Sea view apartments in Saranda are a different story, running €2,200 to €3,000 per square meter[9]. On the legal side, foreigners can freely buy real estate in Albania on the same terms as citizens[7], though agricultural and forest land is restricted[9].

Colombia

Colombia varies sharply by city, and that’s where the value is. The national picture isn’t cheap enough on its own, since the median home runs about $94,000[10]. Under $60,000 usually means a smaller city or a compact unit.

One roundup notes that condos in Cartagena start around $40,000, while properties in Cali can be found for under $20,000[7]. The gap makes sense when you compare per square meter figures. Bogotá reaches roughly $1,800 to $2,200, while Cali sits closer to $1,150[1]. Ownership is simple too, because foreigners have full property ownership rights with no nationality restrictions on most purchases[7].

Mexico

Mexico’s price range is wide, so the answer depends on where you look. The median home is around $107,000[10], which means sub $60,000 properties sit at the lower end of the market. Several popular areas still reach that level.

Examples include colonial homes in Merida starting at $35,000 and condos in Playa del Carmen from $45,000[7]. In rural areas, houses can start at $40,000 or more, with places like Oaxaca and Michoacán offering lower prices outside big tourist zones[11]. Ongoing costs are modest as well, with the annual property tax commonly 0.1 to 0.3 percent[10] of value. Near the coast, foreign buyers typically use a bank trust arrangement called the fideicomiso, which adds a layer of paperwork[12].

Thailand

Thailand has a long history with foreign retirees, and prices vary widely. The country-wide median is higher than $60,000, at about $102,000[10]. The cheaper homes are in the north and northeast.

One 2025 roundup says homes in rural or less touristy areas like Isaan or Chiang Rai can be found for as low as $20,000 to $30,000[8]. The same source says that even in popular spots like Chiang Mai or Hua Hin, houses can go for under $50,000[8]. Foreign buyers should read the ownership rules closely, since one 2026 comparison lists Thai condos under a 49% rule[13] on foreign ownership.

Paraguay

Paraguay rarely makes travel magazines, but it shows up near the top of cheap property rankings. One 2026 ranking says it has the cheapest entry prices on its list[14]. Asunción runs about $875 per square meter outside the centre and $1,177 in it[14].

That puts a decent two bedroom apartment in a good neighborhood at $40,000 to $65,000, with prices dropping further outside the capital[14]. The same ranking describes the country as offering full land ownership and a 0% foreign income tax[14]. The trade off is lifestyle, since Asunción’s thinner infrastructure and expat scene[14] keep it from topping that list.

Egypt

Egypt’s Red Sea resorts are where the lowest sticker prices turn up, particularly in Hurghada. One 2026 property comparison lists entry prices of $15,000 to $55,000[13] for foreign buyers. Another ranking cites a beachfront condo in Egypt for $40,000[14].

These figures come largely from property marketers, so treat them as starting points and check actual listings. The same blog claims investment properties in Egypt and Colombia can yield annual returns of 8 to 12 percent[13], though such claims are worth verifying independently. Timing is another factor, since one comparison notes that Albanian purchases close faster than Egypt’s months[14].
